This 5 hecatare farm has clean title, has been out of IDA for more than 15 years, was purchased from the original owner over 7 years ago. It has a stream winding throughout the property with good clear running water year round. Additionally there is a quebrada/creek which runs year round most years. The edges have good rainforest bordering the rear, and the borders and stream edges have been reforested reinforcing and creating new animal corridors.
In the past 7 years, the property has been transformed from a pasture to a combined reforestation and renewable hardwood farm. The property edges have been allowed to self-reseed, hundreds of hardwood trees have been replanted crossing the farm, along existing and new corridors, and monkeys and other species have returned.
Several pastures have been planted with teak (over 325 teak trees - at 6 year growth) and mature construction-grade guadua bambu (30+ plants at 7 year growth). Additionally over 30 types of hardwood jungle trees have been planted through the property including 65+ cara tigre (almost extinct precious hardwood). Fruit trees have been planted throughout including mango, carambola, mamone, manzana de agua, tamarind, mangosteen (16+), arasat, orange and caimito. All trees have at least 5 year + growth, most are in production.
It is one of the few farms that has a 100% airable land - it is all walkable, workable, reachable property. The farm already has town aqueduct water and an irrigation system.
Bordering the road, there are two 1/2 hectare areas that could be subdivided- with gulf views and access to the town aqueduct water system. The road to the property is in very good condition with year round access. It is less than 1 km to the paved road to Puerto Jimenez- reachable all year round.
