SALE DETAIL

VISTA DEL MAR (VDM) is a residential subdivision with a total of 21 lots spread across 23 hectares of property, part of which abuts the Costanera Highway, between the towns of Coronado and Cortes, in the vicinity of Punta Mala. Of the 21 lots, seventeen of those lots are fully segregated and inscribed in the registry and all have drive-up access. Four lots (18-21) have been drawn out but not inscribed and at present do not have vehicular access.

VDM has a completed road network, distribution of primary electrical supply, and is gated. While the property does not have water distribution to all the lots at present, it does have a source of water on site that is adequate for the lots that have been segregated. Your purchase of a lot in the facility is guaranteed to include both physical water at your property boundary and a surface water concession so that you may legally apply for building permits or pass diligence for real estate transactions.

At present there are four lots owned by private owners, one of these with a gorgeous home in place (Lot 13). Other than the four pre-sales the developer has 14 lots that are for sale individually at retail pricing or all together at one half the asking retail price. There are two lots that are not for sale; Lot 1 has a quarry on it that is held for future resources for road maintenance, and Lot 14 is where the caretaker lives.

Many of the lots have ocean views. However, in the nearly 20 years since it was first purchased and segregated, trees and shrubbery have grown to obscure some of the views. However, these are not protected trees and are early secondary regrowth and can be legally trimmed and cut to ensure views where needed without permitting.

With views overlooking the Térraba river mouth, and the great Térraba mangrove swamp, the mountains of the Osa Peninsula rise from the southern side of the wetlands, and Cocos Island can be seen on the southwestern horizon twelve miles offshore.

**

LOT 21 has been segregated on paper from the mother farm, but the segregation has not been inscribed in the registry. This is the case for Lots 18, 19, 20 and 21, which technically remain defined by the mother farm plano. There is no vehicular access to any of the four lots. Views from this set of lots are mysteries at this point but are expected to have both ocean and mountain overlooks. The price listed presupposes completion of segregation and guaranteed road access, as well as a water concession and service by physical water on the way. Likewise, this clutch of lots does not have primary electrical service adjacent, but this service is guaranteed upon purchase agreement. The motivated seller welcomes an offer for the four “hypothetical” lots all in one, as is.
